We work in Mississauga, Oakville, Burlington and Milton, and nowhere else. A tight radius is what lets one team run the whole job and finish in ten business days. If your home is outside these four, we will tell you rather than take the deposit.

Our office is on Eglinton Avenue West, and Mississauga is where most of our work is.

Our office is at 30 Eglinton Avenue West, so Mississauga is the shortest drive we make and the city we know best. It is also the most varied. A bathroom in a Cooksville bungalow and a bathroom in a Churchill Meadows two-storey are different jobs with different problems behind the wall.

What we see most in Mississauga homes
1950s and 60s bungalows and side-splits — Cooksville, Applewood and Mineola, still on the original five-by-eight layout with a cast-iron tub and coloured tile. The supply lines usually want replacing while the wall is open, and we price that in rather than finding it later.
1970s and 80s two-storeys — Erin Mills, Rathwood and Meadowvale, where the ensuite has a corner soaker tub nobody has filled in a decade. This is the most common tub-to-shower conversion we do.
Condos in City Centre and Port Credit — the layout is fixed and the building needs notice before anyone starts. We deal with property management and book the elevator so you do not have to.

Oakville splits cleanly in two. South of the QEW the homes are older, smaller and rarely square. North of Dundas they are newer, bigger, and the ask is usually a large primary ensuite. We quote them differently because they are not the same work.

What we see most in Oakville homes
Older homes in Old Oakville and Bronte — small footprints, subfloors that have moved, and nothing at a right angle. These take the most care and are the most satisfying to get right. Anyone quoting one of these off a photo is guessing.
1970s and 80s homes in Falgarwood, College Park and Glen Abbey — often two bathrooms that both need doing. We do them one at a time so there is always a working bathroom in the house.
1990s and 2000s in River Oaks, Joshua Creek and West Oak Trails — larger primary ensuites, usually a freestanding tub with a separate glassed shower, and enough room to change the layout rather than just the finishes.

Burlington has a lot of people who bought a house and intend to stay in it. That changes what they ask for. More of the work here is about making a bathroom that still works in fifteen years than about making it look current for five.

What we see most in Burlington homes
1950s and 60s bungalows south of the QEW — Aldershot, Roseland and Elizabeth Gardens. This is where most of our curbless showers, seated showers and properly blocked grab bars go. Done at renovation time it costs very little extra; done later it means opening the wall again.
1980s and 90s homes in Millcroft and Headon Forest — the ensuite is dated but the layout is sound, so the work is finishes and fixtures rather than framing and plumbing. These are among the faster jobs we do.
Escarpment-side homes in Tyandaga and Mountainside — older stacks and venting that sometimes need attention once the wall is open. We look for it at the quote stage.

Milton is almost entirely post-2001 housing, and the floor plans repeat across whole streets. That makes it the most predictable work we do — we usually know what is behind the wall before we open it, and the ten-day schedule holds more reliably here than anywhere else we work.

What we see most in Milton homes
Fifteen to twenty-five year old builder bathrooms — Hawthorne Village, Beaty, Clarke and Willmott. Builder vanity, fibreglass tub surround, standard layout, all of it original and all of it now due. This is the bulk of what we do in Milton.
Repeating floor plans — because your neighbours' houses are your house, we have usually seen the exact layout before. Fewer surprises at demolition, and a more reliable schedule.
The older core — Old Milton, Dorset Park and Timberlea, from the 1970s and 80s. These behave much more like a Mississauga bungalow than like the rest of Milton.

Every extra half hour of driving comes out of the day somewhere. It shows up as a trade arriving late, a delivery missed, or a schedule that slips past day ten. Staying inside these four means the same crew is on your job from demolition to caulking, and the person who priced it is the person accountable for it.
